First-Time Home Buyer Guide for the Birmingham Area

If you've never bought a home in Alabama, the sequence is more predictable than it looks. Here is the whole path in order.

1. Set the payment, then the price

Decide what monthly payment you're comfortable with including taxes, insurance, and HOA dues. Your lender works backward from there to a purchase price.

2. Get fully pre-approved

Bring income documentation, asset statements, and permission for a credit pull. A verified pre-approval letter makes your offer competitive.

3. Tour with a short list

Two or three cities, one or two floor-plan types. Buyers who tour everything usually take longest to decide.

4. Offer, inspect, appraise, close

Expect earnest money at contract, an inspection period for evaluating condition, a lender appraisal, and a closing where you sign and receive keys. I'll explain each deadline as it comes and keep the calendar in front of you.
