How to Choose a Realtor in Birmingham, Alabama
Choosing a realtor in Birmingham is less about finding the biggest name and more about finding someone who works the specific submarket you're buying or selling in. Jefferson and Shelby counties behave differently street by street.
Ask which cities they actually work in every week
The Birmingham metro is a patchwork of independent city school systems — Hoover, Vestavia Hills, Mountain Brook, Homewood, Alabaster, Pelham — plus large county districts. An agent who works these zones weekly will know how zoning affects value without looking it up.
Ask directly: which five cities did you write contracts in this year? The answer tells you whether their expertise overlaps your search.
Ask how they arrive at a price
A credible pricing conversation cites recent closed sales in your own subdivision, adjusts for condition and square footage, and explains what is currently competing with you. An online estimate is a starting point, not a strategy.
For sellers, be cautious with the agent who quotes the highest number without showing the comparable sales behind it.
Ask what happens in the first week
For a listing: prep list, photography, video, copywriting, syndication, and the showing plan. For a purchase: pre-approval review, search parameters, alert setup, and how quickly they can get you into a new listing.
Vague answers here usually predict vague service later.
Ask how you'll communicate
Decide up front whether you prefer calls, texts, or email, and confirm the agent will match it. Most frustration in a transaction traces back to a response gap, not a market problem.
