Birmingham vs. the Suburbs: What Your Housing Dollar Reaches

The same budget buys very different homes depending on how far down I-65 you're willing to live. Here is how to compare fairly.

Compare cost per square foot, then adjust

Price per square foot is the fastest first filter, but adjust for age, lot size, garage, and whether the neighborhood includes amenities like a pool. My Calera listing at 1194 Emerald Ridge Drive prices at roughly $135 per square foot for 2,076 square feet.

Count the recurring costs

Municipal taxes and services vary by city and county, HOA dues range from modest to significant, and insurance depends on the home itself. A $30 monthly HOA that includes pool access reads very differently from dues several times that amount.

Price your commute

Fifteen extra minutes each way is roughly two and a half hours a week. Multiply it out before you decide the cheaper house is actually cheaper.

Consider resale from day one

Corner lots, level yards, main-level primary suites, and updated mechanical systems tend to hold buyer interest across cycles. Those are the features I point buyers toward regardless of city.
